Lorri's Housing Predictions for 2022

Inventory Will Stay Low – Sellers are staying put and buyers aren’t giving up, so I expect inventory to remain low in 2022.   We are so upside down that I anticipate it will take a significant amount of time, or a significant event, for this market to balance out.  Communities like Hilton Head Plantation, which for the last 15 years have had anywhere from 80-110 homes on the market at any given time, currently has less than 5 homes on the market.  We have a long way to go.

Prices will edge up – I don’t expect big increases in 2022 but tight supply naturally keeps prices strong, so I expect that trend to continue.

Interest rates will rise – Higher interest rates have very little direct effect on our market but will effect first time homebuyers who are planning to buy the homes in other cities that our buyers are leaving to come here.  I believe there is enough demand that we won’t see higher mortgage rates having a substantial effect on our real estate in 2022.

Off Island property sales will be Hot – Many buyers have given up on Hilton Head and are making their way to the outskirts of Bluffton and into Hardeeville where new construction is going strong.  Developments like 4 Seasons, Palmetto Bluff, Sun City, Margaritaville, New Riverside and the communities in the Argent tract such as Riverton Pointe will be the focus for 2022.

Lowcountry Celebration Park

 

The Lowcountry Celebration Park, opened in December 2020, is Hilton Head Island's newest park. Situated on a 10-acre site off Pope Avenue near the Coligny Beach parking lot, the Park provides several recreational activities, amenities, and scenic views for families and individuals, organizations and community groups. The park is minutes away from the Town's award-winning Coligny Beach Park. While Coligny provides direct access to the beach, the new Lowcountry Celebration features attractions designed to help park visitors engage in play, discover the Island's environment and be part of cultural festivities.

The Lowcountry Celebration Park features:

  • The Adventure Playground, named after the ship Captain William Hilton was on when he discovered Hilton Head Island. It features a reimagined design of the ship, playground, wading pool and more.
  • An Open Pavilion and Lawn for fun events and festivals.
  • The Perimeter Walk subtly lighted for evening strolls around the park.

2020 Year End Report

 

Buyer activity was the leader again in 2020. With mortgage interest rates setting record lows multiple times throughout the year and a strong drive by many buyers to secure a better housing situation – in part due to the new realities brought on by COVID-19 – many segments of the market experienced a multiple-offer frenzy not seen in the last 15 years or more.  To view the report for year ending 2020, click here.

How Remote Work Can Power Your Vacation Home Sale

This year, the opportunity to work remotely has increased the demand for vacation homes. Gay Cororaton, Senior Economist and Director of Housing and Commercial Research at the National Association of Realtors (NAR), notes:

“Working from home is a positive factor in demand for vacation homes.”

Buyers are taking advantage of the fact that working from home might be someplace other than their primary residence – at the beach, in the mountains, or somewhere in between. NAR explains:

Sales in vacation-home counties increased 48% on average year over year in the third quarter; overall, 81% of vacation-home counties saw a year-over-year sales increase.”

Is it Time to Sell Your Vacation Home?

If you’ve been thinking about selling your vacation home, putting it on the market now while demand is high might be your best move. Here are two reasons why.

1. Vacation Homes Are Selling Quickly

These homes are not staying in the market for very long. NAR also notes:

In September, 68% of vacation homes sold in less than a month. Historically, about 30% sell that quickly…It’s a pretty amazing uptick compared to past years.”

2. Home Prices Are Rising

With an increase in demand, prices go up. NAR continues:

“In the third quarter, prices in vacation-home counties rose by about 32% year over year. Seventy-nine percent of these counties experienced year-over-year price gains. NAR defines a vacation-home county as one in which seasonal housing accounts for at least 20% of stock.”

If your vacation home is sitting idle, maybe not attracting as many renters as you usually see, or if you simply want to sell it so you can trade up or take it off your worry list, now may be the time. Demand is high, so you’re in the ideal spot to get a stronger return on your investment today.
