A Landmark Sale on the Calibogue Sound: 34 Brams Point Road Closes at $6,750,000

I’m thrilled to share the successful sale of 34 Brams Point Road in Spanish Wells, which recently closed for $6,750,000. It was truly a privilege to represent this extraordinary waterfront property with Rob Reichel and get to work alongside fellow Sea Pines Real Estate Beach Club partner Wendy Corbitt, who represented the buyer in this in-house transaction.
Set on 1.5 beautifully landscaped acres overlooking the Calibogue Sound, this custom-built estate is one of the most impressive homes I’ve had the opportunity to market. Inspired by the previous owners’ former home in Richmond, the residence combined timeless architecture with warm, inviting Lowcountry living. From the grand staircase and walnut-paneled office to the incredible wine room, private dock, and breathtaking sunset views, every detail of this home was thoughtfully designed and beautifully executed.
With over 7,000 square feet, six bedrooms, six full baths, and exceptional craftsmanship throughout, 34 Brams Point Road represented the very best of luxury waterfront living on Hilton Head Island.
Transactions like this are a reminder of how valuable strong local relationships and market knowledge truly are. At Sea Pines Real Estate , our team works closely together to ensure every transaction is handled with professionalism, confidentiality, and attention to detail from start to finish. Being able to connect buyers and sellers through trusted relationships while helping clients navigate such significant investments is one of the most rewarding parts of what I do.
I’m grateful to have been part of this special sale and look forward to continuing to help clients buy and sell exceptional homes throughout Hilton Head Island and the Lowcountry.
For those considering buying or selling luxury real estate on Hilton Head Island, partnering with a trusted local expert makes all the difference.

Finding the Right Fit in Sea Pines: The Importance of Buyer Representation

Another Successful Closing in Sea Pines!

The recent purchase of 11 Planters Wood Court in Sea Pines highlights not only a wonderful home in one of Hilton Head Island’s most sought-after communities, but also the value of having experienced buyer representation throughout the process.

Representing the buyer in this transaction, Lorri Lewis helped guide her client through every step of securing a property that perfectly balanced privacy, lifestyle, and long-term value. Located on a quiet cul-de-sac in Sea Pines, the 4-bedroom, 3-bath home offers the peaceful retreat many buyers are searching for while still being conveniently close to Harbour Town, the Beach Club, Lawton Stables, the Forest Preserve, and the extensive network of bike trails that make Sea Pines so desirable.

Surrounded by mature landscaping and tucked away from the busier areas of the community, the property immediately stands out for its sense of calm and comfort. Inside, bright and inviting living spaces were thoughtfully designed for everyday living and entertaining alike, with seamless indoor-outdoor flow leading to a private backyard oasis complete with an elevated deck, heated pool, and spa.

Beyond the lifestyle appeal, the property also presented strong investment potential. Opportunities like this—where a home functions equally well as a primary residence, second home, or income-producing property—are increasingly valuable in today’s Hilton Head market.

Transactions like this are a strong reminder of why buyer representation matters, especially in a market as competitive and nuanced as Sea Pines. Purchasing a home involves far more than identifying a property online. It requires understanding true market value, evaluating long-term potential, navigating negotiations, coordinating inspections, and protecting the buyer’s interests throughout the transaction.

With over 20 years of experience in Sea Pines and the broader Hilton Head Island real estate market, Lorri was able to provide the local insight and strategic guidance necessary to help her client move forward with confidence. From identifying the right opportunity to negotiating favorable terms and managing the details leading up to closing, experienced buyer representation helped ensure a smooth and successful transaction.

In a market where inventory, location, rental performance, and lifestyle considerations all play a major role, having knowledgeable representation can make all the difference in finding not just a house—but the right home.

A Standout Oceanfront Closing in Sea Pines

A Strategic Oceanfront Closing & The Value of Seller Representation

This direct oceanfront home offered a rare opportunity in the Hilton Head Island real estate market. Beautifully renovated, the 5-bedroom, 5-bath residence blends timeless coastal elegance with modern sophistication, featuring a thoughtfully designed open floor plan, abundant natural light, and sweeping ocean views throughout. The chef’s kitchen is a standout, complete with top-tier appliances, custom cabinetry, and a separate scullery—ideal for both everyday living and entertaining. Spacious living and dining areas flow seamlessly onto expansive outdoor decks, creating a true indoor-outdoor lifestyle.

Designed with both comfort and versatility in mind, the home includes two bedrooms on the main level, a luxurious primary suite with ocean views and spa-like bath, and additional guest accommodations including a flexible second-floor bonus space. Each bedroom offers en-suite baths with high-end finishes, providing a private retreat for family and guests alike. A private beach path allows for effortless access to the shoreline, while the beautifully landscaped grounds and multiple outdoor living spaces offer the perfect setting to relax or entertain.

Positioned in Sea Pines and offered as a turnkey, move-in ready property, this home stood out as a premier oceanfront offering—combining location, design, and lifestyle in one exceptional opportunity.

As the listing agent, Lorri Lewis brought a thoughtful and strategic approach to every stage of the process—from pricing and positioning the home in the market to marketing it effectively and guiding negotiations through to closing. Her deep understanding of the Sea Pines market played a key role in highlighting the property’s strengths and connecting it with the right buyer.

The Importance of Strong Seller Representation

This transaction also highlights the critical role of experienced seller representation, especially in a market as competitive and nuanced as Sea Pines.

Successfully selling a property—particularly a unique oceanfront home—requires far more than simply listing it. It involves strategic pricing, positioning the home to stand out in the market, and clearly communicating its true value to potential buyers. Understanding how to market a property’s strengths—while addressing areas like needed updates—can make a significant difference in both interest level and final outcome.

In this case, thoughtful preparation and market insight were key in presenting the home as one of the best values among oceanfront properties on Hilton Head Island. From attracting the right buyers to navigating negotiations and managing the transaction through closing, every step required careful attention and expertise.

Strong seller representation ensures that a property is not only seen—but understood, appreciated, and ultimately sold with confidence.

A Week Away: The RBC Heritage Returns

With just a week to go until the RBC Heritage, you can really start to feel the energy building here on Hilton Head Island. Harbour Town Golf Links is coming to life, and it’s always one of my favorite times of the year.

The Heritage has such a special place in Sea Pines. It’s more than just a golf tournament—it’s a tradition. Between the iconic lighthouse at the 18th green, the walkable course, and the incredible atmosphere, it’s a week that truly captures what makes this community so unique.

This year is especially meaningful for me, as Sea Pines Real Estate is the #1 real estate sponsor of the RBC Heritage. It’s something I am incredibly proud of, and it reflects how much I love being part of this community.

I am also looking forward to hosting my clients at our hospitality tent on the 10th green chalet, right in the middle of all the action. It’s one of my favorite spots during the tournament—a place to take a break, catch up, and enjoy everything that makes Heritage Week so special. It’s simply our way of saying thank you for your continued trust and support.

For me, Heritage Week is about more than golf. It’s about time with friends and family, being outdoors, and appreciating the lifestyle we’re so lucky to have here in Sea Pines.

I hope to see many of you out there!

Fall 2025 Market Insights

Hilton Head Island Real Estate: Fall 2025 Market Insights

By Lorri Lewis, Partner/Broker in Charge – Sea Pines Real Estate at The Beach Club

The Market Is Evolving, Not Cooling

Hilton Head Island continues to be one of the most desirable coastal markets in the country, attracting buyers who value lifestyle, privacy, and investment potential. But after several years of rapid appreciation and bidding wars, the 2025 market has taken on a different rhythm—one that rewards strategy, presentation, and experience.

The median home price on Hilton Head Island is hovering around $765,000–$770,000, essentially flat year-over-year. Homes are spending a little more time on the market (roughly 60–70 days on average), and inventory is inching upward. In short: buyers have more options, but sellers who prepare thoughtfully and market well are still seeing strong results.

What This Means for Sellers

If you’re thinking of selling, the days of “list it and it’s gone by Monday” are behind us—but that’s not bad news. In fact, a slightly slower pace gives you the opportunity to showcase your property at its absolute best.

  • Well-staged, turnkey homes in Sea Pines, Palmetto Dunes, and ocean-oriented enclaves are commanding top dollar.
  • Presentation matters more than ever: professional photography, luxury video, and elevated digital exposure (including Zillow Showcase and other premium placements) make a measurable difference.
  • Pricing precision is key—buyers are discerning, but they’re also motivated when a property feels special and well-positioned.

The bottom line? Beautifully marketed homes with strong lifestyle appeal still move quickly—and often set the benchmark for their neighborhood.

What This Means for Buyers

For buyers, especially those searching for second homes or investment properties, this fall brings a welcome shift: more inventory, more breathing room, and more opportunities to negotiate.

If you’ve been waiting for the right moment to step into Hilton Head’s luxury market, this may be it. Prices are stable, the rental market remains strong, and high-end properties—particularly oceanfront and deep-water homes—are holding value exceptionally well.

Many purchases in this segment are cash transactions, allowing flexibility and leverage. And with fewer multiple-offer situations, buyers can take time to evaluate lifestyle, community fit, and long-term potential.

Spotlight on Sea Pines

Sea Pines remains the heartbeat of Hilton Head’s luxury market—where history, architecture, and the island’s natural beauty meet. Homes here continue to attract discerning buyers from across the country who recognize the rarity of ocean proximity, mature live oaks, and the private resort lifestyle.

Properties that blend classic Lowcountry charm with modern livability—open layouts, resort-style pools, designer kitchens—are achieving outstanding results. Even as the broader market balances, Sea Pines listings that are thoughtfully marketed and priced right continue to shine.

Looking Ahead

As we move through the final quarter of 2025, expect to see:

  • A continued rise in inventory, particularly in mid- to upper-tier price points.
  • Slightly longer marketing times, with well-priced properties still moving swiftly.
  • A steady flow of qualified buyers who know the island, appreciate its character, and are ready to invest in quality.

Interest rates and national trends may fluctuate, but Hilton Head remains a lifestyle market at its core—driven more by desire and experience than by speculation.

My Take

The Hilton Head market isn’t “cooling.” It’s maturing—and that’s a good thing. For sellers, it’s an opportunity to differentiate through preparation and marketing excellence. For buyers, it’s a chance to make thoughtful, strategic purchases without the frenzy.

Whether you’re exploring your options in Sea Pines or searching for your next island retreat, my focus remains the same: to deliver unmatched service, strategic insight, and results that exceed expectations.

Let’s talk about how today’s market conditions can work to your advantage.

Exploring Ecotourism on Hilton Head Island: A Sustainable Escape into Nature

Hilton Head Island is known for its pristine beaches, world-class golf courses, and luxury coastal living—but beyond the manicured fairways and oceanfront homes lies another side of this Lowcountry paradise: a thriving world of ecotourism. For travelers and residents who cherish nature and seek sustainable ways to enjoy it, Hilton Head offers an extraordinary blend of wildlife preservation, outdoor adventure, and environmental stewardship.

A Legacy of Preservation

Long before “sustainability” became a global buzzword, Hilton Head Island was quietly leading the way. The island’s development has always been guided by a respect for nature—thanks to early visionaries who protected maritime forests, salt marshes, and dunes. Nearly 70% of the island remains under tree cover, and strict ordinances limit light pollution and construction impact.
That means when you step outside at night, you can still see the stars—and during nesting season, you might even spot a loggerhead sea turtle making her way to the ocean under the moonlight.

Nature Experiences That Make a Difference

1. Kayak the Marshlands

Paddle through the calm waters of Broad Creek or the tidal inlets around Sea Pines and Palmetto Bluff. You’ll encounter dolphins, egrets, and ospreys—and get an intimate glimpse of the island’s delicate marsh ecosystem. Many local outfitters, such as Outside Hilton Head, offer eco-guided tours that educate paddlers about the importance of salt marshes to the coastal environment.

2. Bike the Island’s Trails

With over 60 miles of scenic bike paths, Hilton Head is one of only a few Gold-Level Bicycle Friendly Communities in the U.S. Cycling allows you to explore the island without adding to carbon emissions—and it’s one of the best ways to discover the winding lagoons, moss-draped oaks, and quiet corners that cars can’t reach.

3. Visit the Coastal Discovery Museum

Located on historic Honey Horn Plantation, the Coastal Discovery Museum is the island’s hub for environmental education. Here, visitors can stroll through butterfly gardens, boardwalks, and live oak trails while learning about local wildlife and Gullah-Geechee cultural heritage.

4. Go Dolphin Watching—Responsibly

Hilton Head’s inshore waters are home to a year-round population of Atlantic bottlenose dolphins. Choose a certified eco-tour operator who follows NOAA’s Dolphin SMART guidelines—ensuring these intelligent creatures are observed from a respectful distance.

Sea Pines: Where Nature and Community Coexist

At the southernmost tip of Hilton Head Island, Sea Pines stands as a model for thoughtful, environmentally conscious development. From its inception, Sea Pines was designed to blend seamlessly with the island’s natural landscape—preserving maritime forests, protecting wildlife habitats, and maintaining low-impact lighting to safeguard nesting sea turtles.

Within Sea Pines, residents and visitors enjoy more than 15 miles of leisure trails, 5 miles of pristine beaches, and acres of protected open space. Native landscaping, natural drainage systems, and a canopy of century-old live oaks create a community that feels both luxurious and alive with nature.

Even the iconic Harbour Town Lighthouse and marina were built with preservation in mind, designed to complement the surrounding environment rather than dominate it. Today, Sea Pines continues to evolve with sustainability in focus—embracing electric transportation, recycling initiatives, and community partnerships that promote coastal stewardship.

For those who seek a lifestyle where luxury and environmental consciousness meet, Sea Pines represents the finest expression of Hilton Head Island living.

Sustainable Dining and Local Stewardship

Many of Hilton Head’s award-winning restaurants are embracing farm-to-table and dock-to-dish dining, sourcing from local fishermen, oyster farmers, and organic growers. Establishments like Hudsons and Fishcamp on Broad Creek are great examples of how fine dining and environmental consciousness can beautifully coexist.

Residents and visitors alike can also support sustainability by participating in beach cleanups, turtle patrols, and nature volunteer programs offered through organizations like the Hilton Head Island Land Trust and Sea Turtle Patrol Hilton Head Island.

Eco-Luxury: A Conscious Way to Travel

Today’s luxury traveler values more than comfort—they seek connection and purpose. Hilton Head’s upscale resorts, including Sea Pines Resort and Palmetto Dunes, have implemented green initiatives such as electric vehicle charging stations, recycling programs, and water conservation efforts. Many private vacation homes and villas now feature solar energy systems and native landscaping that minimize environmental impact while enhancing natural beauty.

Preserving Paradise for Generations to Come

Ecotourism on Hilton Head Island isn’t just about enjoying nature—it’s about ensuring that the island’s coastal ecosystems thrive for future generations. Whether you’re kayaking through the spartina grass, watching baby turtles hatch, or simply biking to the beach, every sustainable choice helps protect the extraordinary landscape that makes Hilton Head so unique.

Ready to explore Hilton Head Island the sustainable way?
Plan your next visit—or your next home purchase—with nature in mind. Few places combine luxury living and environmental harmony quite like Sea Pines and Hilton Head Island.
